Love at first sight: Why your Real Estate Listing Photos Should Be Professionally Done

Nearly 95% of people begin their new home buying journey on the internet. This means homebuyers are scrolling through hundreds of listings on their mobile phones, tablets, and laptops. With all of these options readily available at the tap of a thumb, it is no longer the curb appeal, or the house amenities and features that need to catch attention, it is your listing photo. A survey conducted by the National Association of Realtors confirms that the feature homebuyers use the most when searching and considering a new home is the listing photo.

Even if your home does have all of the perfect features and amenities, if the photos don’t make an outstanding first impression and catch the attention of the potential buyer, it is very easy for potential buyers to overlook your listing, and simply scroll past without a second thought. When the home is presented in the best possible light and composition, the listings simply attract more views as well as generate higher click through rates.

Understanding this behavior of the online home buyer should be enough for you to consider getting your listing photos professionally done. But if that is not enough, consider this: Homes listed with professionally produced listing photos, on average, sell faster and for thousands of dollars more.

A study done by VHT Studios, one of the nation’s largest real estate photography networks for homes and businesses, indicates that when a home is professionally photographed, it sells, on average, 32% faster than a home without professional quality listing photos. The average days on market (DOM) for homes with professional photos dropped by nearly five weeks, from 123 DOM down to 89 DOM.

Sell your home for More:

Not only are homes sold faster with professional listing photos, but the perceived value of the home is also increased significantly. Homes with professionally composed listing photos sell for thousands of dollars more compared to homes listed with amateur photos. A study conducted by Redfin found that homes priced in the $400,000 range that had listing photos professionally produced, sold for more $10,000 above their relative listing prices, compared to their counterparts that did not choose to professionally photograph their home.


Our 11th Annual Pumpkin Giveaway!

We had a blast at our 11th annual pumpkin giveaway. It’s one of our favorite days of the year, honestly. It’s so much fun to see everybody in their costumes. We had a great turnout—it was fun to see old faces and some new ones, too. 

The pumpkins were much bigger this year because of the warmer fall we’ve had, so we didn’t have as many pumpkins as we normally do. We bought a carload full of extras from the grocery store to make sure we had enough. The store was out of little pumpkins, so we got some pie pumpkins for the toddlers and little ones. We gave away about 150 pumpkins, and it’s the first year we’ve ever run out! We often have a few left to donate to a local school.

The face painting is always a hit, and there was always a line for that. You can see some of the handiwork in the pictures below.

We were grateful for the cooperative weather! It started pouring about an hour after we ended. We were happy to be warm and dry the entire time. We sent people to the St. Johns business district since they had a trick-or-treating event right after ours—we hope people didn’t get too wet!
